Making alterations/improvements to my home
If you wish to make improvements or alterations to your home, you must contact us for our permission before you carry out any work. We class an improvement as any major works carried out to your home, including replacement kitchen units, bathroom suite, double glazing, central heating or any alterations to the structure of the property. We will not unreasonably withhold our permission, but under the terms of the deed, you must first receive our approval. This permission has an additional importance if you sell or buy a greater share in your home.
It may be necessary to obtain planning permission or building regulations approval before you make any changes. If you fail to do this, you will be breaking the conditions of your deed and you risk losing your home. You may also have to pay for the cost of putting things back as they were. Search for 'Planning Permission' on www.direct.gov.uk to find out whether you need planning permission for any works. You will find an Interactive Guide on this website which will give you an idea of what needs planning permission and what doesn't. A guide, 'Householders: What You Need to Know About The Planning System,' may be available from your local authority.
Please remember that repairs and maintenance are not considered improvements. Listed below are some examples of improvements and alterations compared to maintenance and repairs. You are expected under the terms of your deed to fully maintain and repair your home at your own expense.
Improvements or alterations:
- New double glazing
- New fitted kitchen
- New bathroom suite
- Installation of central heating
- New conservatory
- Cavity wall insulation
Maintenance or repairs:
- Redecorating your home
- New carpets
- New fence and/or patio
- Replacement central heating boiler
- Landscaping of garden
- Rewiring or re-plumbing
You do not need to obtain our permission for maintenance or repairs items.
We are always willing to give help and advice over the telephone if you are unsure whether something is a repair or an improvement. Please contact us if you are planning any improvements or alterations. You will need to apply in writing to us (email is sufficient), giving details of your proposal. We will then respond with formal written permission, if approved.
