Stage-by-Stage Process
The following is an example of what happens throughout the AFHOS process:
- You register your application on the AFHOS website or by post - for an application form call us on 0800 028 1980, email us at enquiries@afhos.com or you can apply online here.
- We let you know your application has been successful, if not successful then we will suggest other HomeBuy options for you
- You are invited to speak to an Independent Financial Advisor (IFA) to get your financial assessment started
- Your financial assessment and other documents are sent to Radian (Swaythling) who will then carry out an assessment, any queries at this stage will be passed back to the IFA
- We approach JSHAO (Joint Service Housing Advice Office) to confirm your eligibility for the scheme, if you are not eligible we will suggest other HomeBuy options for you and cancel your application with AFHOS
- A telephone interview is conducted with you (can take up to 30 minutes), we explain the scheme in detail to you, what your financial commitment will be, and what your maximum purchase price will be, this is also your opportunity to ask any questions you have about the scheme
- Interview paperwork is emailed/posted to you for your signature and then sent back to Radian as soon as possible
- Your case is put forward for approval, if successful we will send out an 'Approval of Eligibility' letter which enables you to start looking for a property anywhere in England, using established Estate Agents or Developers
- You find a property and your offer is accepted, you contact us to ensure funding is still available and advise details of the property
- We instruct your Solicitor and IFA, your Solicitor will start any necessary 'searches' on the property and contact you to discuss details, your IFA will start to source your mortgage and instruct your HomeBuyers report (HB) (not required on brand new properties)
- You submit your application for LSAP if you intend to use this
- You send a copy of your HB report to Radian as soon as you receive it, we check through and may ask you to get quotes for any matters that the Surveyor has flagged as urgent - this is to make you aware of any costs you may incur once you complete on the property
- We receive a copy of your mortgage from either your Solicitor or IFA and will check through to ensure it is correct and that mention is made of the AFHOS Equity Loan (the 2nd charge)
- You sign the Buyers Charging Document (Deed) when instructed by your Solicitor and a copy is sent to Radian
- Once points 12-14 above are satisfied, your Solicitor will ask Radian for Authority to Exchange which will be issued if all paperwork is in order
- Your Solicitor will discuss Exchange and Completion dates with you and exchange contracts when all parties are ready
- Your Solicitor will let Radian know when all parties are ready to complete and Radian will issue all completion paperwork to your Solicitor and you, and also ensure the AFHOS Equity Loan funds are sent to your Solicitor in time for completion
- After you complete on the property we will keep in touch with you, at least once a year, to ask whether your circumstances have changed, ie you may incur annual fees if your place of work changes or you start to sublet your property
During all stages of the process we will keep in regular contact with all parties concerned to ensure the process does not 'stall', or to update your circumstances such as deployment, change of workplace, improvements to your property etc.
