What you need to do to take part in the scheme
- Read the Armed Forces Home Ownership Scheme Buyers' Guide
- For an application form, you can call us on 0800 028 1980, email us at enquiries@afhos.com or you can apply online here. Complete an application form and send it to Swaythling Housing Society as soon as possible.
- When we receive your application we will confirm whether you are 'eligible in principle' or not. at this stage you will be either cancelled or registered.
- If you are not eligible for the scheme we will write to you to let you know. If you are 'eligible in principle' we will let you know that you are registered for the scheme. As the scheme is incredibly popular and the funding limited we cannot guarantee how long it will take for you to proceed to the following steps. We process applications in date order so as to keep the process fair for all.
- When we are in a position to do so, we will write and invite you to have a financial assessment carried out by one of our panel of Independent Financial Advisors (IFA). It is therefore vital that you keep your address details updated with us.
- When you have spoken with an IFA they will send us your report. At this stage we will do some further checks, to ensure that the scheme is affordable for you. We will also write to the MOD for confirmation that you do fall between the 4-6 years eligibility criteria.
- Having completed the above checks, we will contact you to go through a telephone interview. This is to explain about the scheme and what happens after you have bought a property - as well as different fees you may have to pay in the future.
- After the interview we will need to see your financial documents from the IFA - 3 months bank statements, 3 months payslips, your P60, proof of savings, details of any other credit agreements and your ID. We will also require for you to sign and return a copy of the interview report. At this stage we will complete final checks to ensure that your financial documents match what you have stated on your application. We will then be in a position to approve you as eligible for the scheme and accept you to look for a property. The funding for the scheme is limited and available on a first come first served basis. It is important that you keep in touch while looking for a property to check if there is funding available - you can do this by contacting our customer service team on 0800 028 1980
- When you have a suitable property, remember to contact us to see if funding is available. If it is, you can make an offer and let us know immediately when it has been accepted. You then need to send in your property information form - this is included within the letter that accepts you to look for a property. You will need to have chosen an IFA and a Solicitor.
- On receipt of the property information form - we will check that the property is suitable and issue the Authority to Proceed. This will go to you, your IFA and your solicitor - giving everyone the go ahead to start applying for mortgages and continuing with the purchase.
- When you have your mortgage offer and your homebuyers report you need to send a copy to us. If the homebuyers report highlights any urgent matters, we will ask you to obtain some quotations for the work to be carried out - so that before you commit to purchasing the property, you are aware of future costs that could be involved.
- Next, your solicitor will explain the legal documentation and invite you to sign. If needed, it is acceptable for you to set up a Power of Attorney if you are going to be away while the purchase proceeds. Your solicitor will be able to organise this for you.
- When we have received your mortgage offer, your homebuyers report, any quotations needed, a copy of the deed that you sign and the undertaking from your solicitor, we will be able to give you the Authority to Exchange.
- Having exchanged contracts, we will then arrange for your AFHOS loan to be transferred to your solicitor for day of completion and you'll be able to move into your new home!
